A traditional agency works for the landlord and aims to rent its inventory as quickly as possible. We act exclusively on behalf of tenants as apartment hunters. We scan the entire market (agencies, private owners, off-market listings) to find the property that truly matches your criteria and to actively defend your application.
Yes. Thanks to our long-standing presence and a network of over 80 partners in Paris and the Île-de-France region, we have access to off-market and pre-listed properties before they are published on major real estate platforms. This is a key advantage in a highly competitive market.
This situation is extremely rare, as we validate the feasibility of your project before starting any assignment. Since our creation, 100% of our searches have been successful. Until a property is secured, we continue searching or adjust the strategy together. Moreover, 50% of our fees are only due upon success, at lease signing.

In 2026, the average budget ranges between €35 and €45 per sqm for quality furnished rentals in central Paris. Studios typically start around €800–900, while one-bedroom apartments range from €1,400–1,700. A precise estimate is provided during our first consultation.

Yes. We search for both furnished and unfurnished properties. Furnished apartments offer flexibility and immediate move-in, while unfurnished properties are better suited for long-term installations.
For furnished apartments, leases are generally one year renewable. For unfurnished properties, leases are three years. Mobility leases also exist, ranging from 1 to 10 months. In Paris, tenant notice periods are one month.
Rental charges generally include cold water, common area maintenance and elevator costs. Electricity, gas and internet are usually at the tenant’s expense unless a specific all-inclusive package is mentioned.
Our fees are transparent and performance-based. 50% is paid at the start of the mission to activate the search, and the remaining 50% is only due upon success, at lease signing.
Our fees cover exclusively our search and relocation support service. Any agency fees related to the property itself are separate and regulated by law. When renting directly from a private landlord, no additional agency fees apply.
