FAQ: Relocation and Housing in Paris

Question 1

What is a relocation service in Paris?

Accepted Answer

A relocation service supports individuals and professionals in finding accommodation and settling in Paris through a seamless, turnkey approach.

Question 2

Who is your service for?

Accepted Answer

Our service is for anyone looking to settle in Paris. Expats on assignment, relocating families, executives, young professionals, students, entrepreneurs. Anyone who wants to move in without losing time.

Question 3

What sets you apart?

Accepted Answer

We save you time, secure your application, and give you access to properties before they hit the market.

Question 4

My profile is atypical, can you still help me?

Accepted Answer

That's exactly why we exist. Expats without French payslips, freelancers, foreigners without a guarantor. Our network of partner landlords trusts us, and that trust gets your application through.

Question 5

Can you help with visas, schooling or concierge services?

Accepted Answer

Yes. Beyond housing, we support you with visa procedures, discovering neighbourhoods, your children's schooling and concierge services, so that nothing is left to chance when you settle in Paris. These services are presented on our pricing page.

Question 6

Which languages do you work in?

Accepted Answer

Our team supports clients in French, English, Spanish and German, from the first conversation to the handover of the keys.

Question 7

How can I contact you or request a callback?

Accepted Answer

By phone or through our contact form. You can also request a callback: pick a time slot and an expert will call you to discuss your project.

Question 8

How does the apartment search work?

Accepted Answer

We handle everything you don't have time to manage, from shortlisting properties to handing over the keys, based on your criteria and your situation. Every search is unique, built entirely around you.

Question 9

How quickly can you find an apartment?

Accepted Answer

On average, our clients sign their lease in under 20 days. In a market as competitive as Paris, that's the difference between searching alone and searching with us.

Question 10

How quickly can my search start?

Accepted Answer

As soon as we receive your criteria, we start the search right away. The Paris market moves fast, every day counts.

Question 11

Can I find an apartment in Paris without travelling there?

Accepted Answer

Yes, that's exactly what we're here for. Most of our clients are abroad or outside Paris when they begin their search. We handle viewings, landlord negotiations, and application files on your behalf. You approve from a distance, we handle the rest.

Question 12

What types of properties do you offer?

Accepted Answer

It depends entirely on your criteria and needs. Studios, one-bedrooms, large family apartments, furnished or unfurnished. We tailor the search to your situation. No pre-set catalogue, just a search built around you.

Question 13

Which areas of Paris do you cover?

Accepted Answer

We operate across all 20 arrondissements of Paris and throughout the inner suburbs.

Question 14

How many properties will you show me?

Accepted Answer

It depends on the market and your situation. We don't aim for volume. Our approach is quality-driven, every property we present is a genuine match for your criteria.

Question 15

Is my budget realistic for finding a good apartment in Paris?

Accepted Answer

We take on searches from a monthly rent of €1,000. We always start with an in-depth conversation to understand your needs, then define together a realistic brief aligned with the Paris market, so your search starts on the right footing from day one.

Question 16

What happens if you don't find me an apartment?

Accepted Answer

We never take on a mission without being confident we can deliver. With over 900 successful relocations and a unique partner network across Paris, we have never left a client without keys.

Question 17

How long before my arrival should I start my search?

Accepted Answer

As early as possible. Starting early lets us show you as many properties as possible and spot the best offers before they are gone, in a Paris market where good homes are let very quickly. Contact us as soon as your plans take shape.

Question 18

Do you offer temporary housing during the search?

Accepted Answer

Yes, absolutely. If you arrive in Paris before finding your home, we offer temporary housing for the duration of the search, so you can settle in calmly from day one.

Question 19

How can I visit a property listed on your site?

Accepted Answer

The properties on our Our properties page are homes for rent in Paris from our network. Contact us with the property you are interested in: we organise the visit, in person or remotely.

Question 20

Do I need a guarantor to rent in Paris?

Accepted Answer

Not necessarily. Landlords often ask for a guarantor, but there are alternatives: the Visale guarantee, free and provided by Action Logement subject to eligibility, a bank guarantee, or rent default insurance taken out by the landlord. For expats without a guarantor in France, we build a strong application and champion it with our network of landlords.

Question 21

Furnished or unfurnished rental: what are the differences?

Accepted Answer

An unfurnished lease runs for at least 3 years with a private landlord, a furnished lease for 1 year (9 months for a student). The security deposit is capped at 1 month's rent excluding charges for an unfurnished rental and 2 months for a furnished one. In Paris, a high-demand area, tenants can leave with one month's notice in both cases. Find detailed advice on our blog.

Question 22

What is a mobility lease (bail mobilité)?

Accepted Answer

The mobility lease is a furnished lease of 1 to 10 months, non-renewable, reserved for people in vocational training, higher education, apprenticeship, internship, civic service, professional transfer or temporary assignment. No security deposit can be requested and the tenant can leave at any time with one month's notice. A good fit for an assignment or a temporary stay in Paris: to relocate your employees, discover our corporate offer.

Question 23

How does rent control work in Paris?

Accepted Answer

In Paris, the rent excluding charges cannot exceed an increased reference rent, set every year by prefectoral order according to the neighbourhood, the number of rooms, the construction period and the type of rental (furnished or unfurnished). A rent supplement is only allowed for exceptional features of the home, and the lease must state the reference rent and the increased reference rent.

Question 24

What costs should I expect when moving in?

Accepted Answer

Plan for the first month's rent and charges, the security deposit (1 month's rent excluding charges for an unfurnished rental, 2 months for a furnished one), any fees from the landlord's agency, capped by law according to the surface area, and your home insurance, usually required from the key handover. Our relocation fees are separate from these costs.

Question 25

What documents do I need for a rental application?

Accepted Answer

No need to worry, we send you a full document checklist as soon as your mission contract is signed. Every file is different, and your dedicated expert will guide you personally based on your situation to build the strongest possible application.

Question 26

Do you create the rental application file?

Accepted Answer

Yes. Our service is fully turnkey. We provide you with the list of required documents and take care of the entire rental application process through to validation.

Question 27

Do you handle administrative formalities?

Accepted Answer

Yes. Depending on your offer, we support you with the essential steps of settling in, setting up electricity, gas and internet contracts, as well as visa-related procedures and your administrative situation in France.

Question 28

Do you handle contract setup?

Accepted Answer

Yes, we take care of opening your electricity, gas, internet and home insurance contracts.

Question 29

How much do your plans cost?

Accepted Answer

The Guided plan costs €1,490 and the Entrusted plan €2,190. See what each plan includes on our pricing page.

Question 30

What is the difference between the Guided and Entrusted plans?

Accepted Answer

With the Guided plan, you save weeks of searching: you visit, we handle everything else (tailored search, access to off-market properties, application optimisation, handling of applications and follow-ups). With the Entrusted plan, we handle everything from search to full installation: your agent attends the visits, sends you a video report after each one and supports you until the keys are handed over. You just have to approve.

Question 31

Are your fees included in the rent?

Accepted Answer

No. Our fees are independent of the rent and any agency fees. And thanks to our exclusive network and direct relationships with landlords, many properties come with no agency fees at all, significantly reducing your total move-in cost. See our packages and prices.

Question 32

Can I switch plans during my mission?

Accepted Answer

Yes, absolutely. If your situation changes during the search, you can move from the Guided offer to the Entrusted offer at any time. We adapt to you, not the other way around.

Question 33

Which steps do you handle for our employees?

Accepted Answer

Everything a move to Paris involves: housing (and temporary accommodation during the search if needed), application and lease, visa, children’s schooling and setting up energy and internet. See our pricing page for what each plan includes.

Accepted Answer

It all starts with a brief with your HR team to define the need. A dedicated advisor then manages the search, viewings and application, all the way to the key handover.

Accepted Answer

Yes. We support French and international companies, and our advisors work with your teams and your employees in French, English, Spanish or German.

Question 36

How quickly can an employee be settled in?

Accepted Answer

On average, our clients sign their lease in under 20 days. The timeline depends on the employee’s profile (family situation, budget, preferred neighborhood).

How is HR kept informed?

Accepted Answer

At every step, your dedicated advisor updates you by email, WhatsApp or phone. You get transparent, continuous follow-up, just like your employee.

Question 38

Why use a relocation agency?

Accepted Answer

A relocation agency saves your teams valuable time, secures your employees’ move and makes you more attractive to top talent. We work with more than 80 partners in Paris and have a network of off-market homes.

Question 39

Our employee is still abroad, is that a problem?

Accepted Answer

No. Most of the process happens remotely: we visit on their behalf, they follow viewings on video and sign online. They can arrive in Paris with a home already waiting.

Question 40

What solution for an assignment of a few months?

Accepted Answer

Our speciality is long-term rentals, with a real lease in the employee’s or the company’s name. For an assignment of a few months, we also find short and medium-term homes, furnished or on a 1 to 10-month mobility lease, with the same support from the search to the key handover.

Question 41

Do you manage short-, medium- and long-term rentals?

Accepted Answer

Yes. We provide property management services for short-term rentals (up to 30 days), medium-term rentals (from 1 to 6 months) and long-term rentals (over 6 months), with an approach tailored to each rental type.

Question 42

Do you enhance the property before it is listed?

Accepted Answer

Accepted Answer

Accepted Answer

Yes. We handle all communication before, during and after the stay or rental, ensuring professional and responsive follow-up.
